Relocatable Homes Glossary

Asbestos Containing Materials (ACM) ACM refers to Asbestos Containing Materials. Residential properties constructed between 1930 and 2000 could potentially contain asbestos, and may require an evaluation by ACM contractors.

Both the seller (vendor) and the buyer (purchaser) have responsibilities. The Relocatable Home Co. takes charge of coordinating the process to ensure the asbestos removal requirements are fulfilled.

Building Platform Peg-Outs Peg-outs refer to the four corners of a house that surveyors identify (according to the design plans), determining the house’s precise on-site placement. This process is vital to ensure accuracy and prevent boundary violations.
Due Diligence Due Diligence refers to the investigation and assessment of the property’s condition, legal status and any potential risks before finalising the purchase.

The Due Diligence phase spans from the moment you sign a conditional sales and purchase agreement until you’ve addressed all your inquiries and are ready to sign the agreement unconditionally. This step solidifies your commitment to the ultimate purchase.

Easements Easement refers to a legal right granted to a third party to use a specific portion of the property for a particular purpose, even though they are not the property owner.
Egress Egress refers to your entitlement to leave a property that has a removable house. This might involve crossing a neighboring property, and while it could be mentioned in a property deed, it might also require getting verbal approval.
On-Site Shift (OSS) “On-site shift” means lifting and relocating a house onto fresh foundations within the same plot of land. This is typically done to improve the orientation of the house or create room for a new division of the land.
Finished Floor Level (FFL) and Ground Level (GL) You often see the acronyms FFL (Finished Floor Level) and GL (Ground Level) in council documents and designs. They help surveyors figure out how high the ground is (above sea level) and the floor’s height, which is important for making sure there’s enough space.
Full Relocation Package (FRP) A Full Relocation Package (FRP) is the simplest way to buy and transport a relocatable home. It covers everything from buying the house, getting approval from the council and managing the whole process of moving and placing it on new foundations.
Geotech Report A Geotechnical Report is an official report by a qualified engineer about the soil and slope of a piece of land. It’s crucial when preparing to build a new house to check if the land is suitable for drilling and building foundations.
Ingress Ingress is your permission to go into a property. Often, this means you can use a neighbouring property while moving a house. It might or might not be written in a property deed, so you might need to ask for verbal permission.
Site Audit Report (SAR) The Site Audit Report is a service The Relocatable Home Co. provides to unlock the possibilities for a piece of land. It’s a report that outlines how much space you have and what you can do with it, any limits on the land and what the council needs. This helps you avoid unexpected and expensive issues.
